SPI Property Inspections has considerable experience with these types of inspections, having carried out many across Victoria. We can be engaged on small development jobs, where it might be just a few properties either side of a construction site, or on large-scale infrastructure projects involving multiple houses, commercial buildings and street assets along a road or rail-line.
When you are carrying out construction or building work in close proximity to the properties, there is the chance that issues might arise, such as cracking, leaking or deterioration in the adjoining properties. This could be due to vibration from heavy equipment or excavation works.

- We can provide a photographic record of the pre-existing condition of a property before construction work begins. This means you will have a benchmark against which to gauge any changes that might occur during the construction work.
- We act as an independent third party with the intent to help protect both the builder and owner against litigation issues. This means we can help avoid expensive disputes or possible legal proceedings.
- We can co-ordinate the notification and consent process with owners.
- We can carry out a video and/or walking survey of street assets, reporting on the condition of Council assets including road surfaces, kerbs, footpaths, nature strips, crossovers, services and pit lids so that you will have a record of asset condition should issues arise with the Council.
- We carry out post-inspections after the construction has been completed so that variations can be identified. A final inspection will reveal whether any rectification works is required.
